House for saleThe following is a guest post. If you would like to submit a guest post, please read my guest posting guidelines.

If you want to sell your property then there are various things that you can do to speed up the process. This should be an exciting time in your life as you prepare to move on to your next home, and if you have done everything you can to sell your home quickly you can sit back and relax, and look forward to this life transition. With that in mind here are a few tips to help you sell your home.

Having a clean home is an absolute must if you are having people around to view your home. People need to be able to see your home as a blank canvas and see what they could do with it to make it theirs. It should therefore be tidy as no one wants to see a messy lived in home. This is a product that you are selling so make sure it is presented as well as possible.

Getting the Best Price

Cleaning and tidying your home is a good way to ensure that you get the best price possible. Of course there are many other factors involved here. You need to find buyers who love your home, but of course presentation will help here. Decorating your home is another way to attract buyers and to get the best price possible. A lick of paint can make a big difference to the look of your property and going neutral is a good idea because as we have said, people want to see a blank canvas that they can get creative with.

Selling Quickly

If you have a keen interest in selling your home quickly it could be prudent to offer an incentive to buyers. For example you could offer a 5 percent discount on the price of your home if someone can complete the purchase transaction within a month. If you have anyone who does want to buy your home this kind of incentive will make them move quickly and this could help you get into a position where you can move on to your next property.

Selling Your Home Online

There are now a number of sites like www.housenetwork.co.uk that offer estate agent services online. This can speed up the house selling process and it can help you get the best rice possible for your home.

Final Thoughts

To sell your house quickly and for top dollar, you need to show you house at it’s best. Taking the time to clean up and paint will go a long way in getting you there.

I agree that having a clean house is vital to selling your house. I know it can be difficult to do that when you’re still living in the home – but it’s amazing how little some sellers really could care less about how their looks like on the inside. We saw that when we were buying a few years ago and was an instant sign that we needed to look elsewhere.

I agree. When I was looking for a house, I was appalled at some of the conditions the houses were in. I walked in and walked right back out!

Cleaning up the yard and landscaping as much as possible is a must. Curb appeal is huge. Also, when we sold our house we rented a storage facility for a couple of months and moved some of our furniture out of the house. Made the house seem more spacious and less cluttered. Definitely worth the effort and the money spent on the storage unit.

Good point about the storage unit. I think I would encourage people to try and sell as much as they can so that they have less to move to the new house. I know when I moved, I had a ton more stuff than I thought I did!

We plan on putting our house for sale this year and want it to sell as quickly as possible. Cleaning up inside and outside are definitely on our list.

Good luck on getting your asking price. The market seems to be turning around in my area.

Do you suggest selling through a realtor or just doing it yourself and saving the commission?

I also think most homeowners should do a walk-around and create a punch list of high visibility items that are easy to repair. This will often help get offers when others may be turned off by a couple “wrong” things with the house. Simple touch-up paint jobs is one example.

A walk or two around the house looking for any imperfections before showing the house is always a good idea. We made our house appeal to at least four senses with it being immaculate, fresh scented candles burning, soundscapes playing softly in the background, and fresh baked cookies waiting in the kitchen.
